Architectural Review Process

  

The Architectural Review Committee (ARC) consists of a Chair from the Board of Directors and several volunteer members who are also Unit Owners at the Greens. Working closely with the Management Team and the Board, the ARC guides Unit Owners through the architectural review process as outlined in the Architectural Review Committee Procedures, Guidelines, and Standards (“the ARC Guidelines”).

Change Request Form: This form is required for any project that needs ARC approval before work begins. These projects include, but are not limited to, structural changes within units and any modifications visible from the exterior of the building.
Plumbing & Electrical Work Form: This form allows the ARC to maintain an internal record of plumbing and electrical work completed by Unit Owners within each building. While this form does not require committee approval, it helps the Association track work that may affect building systems over time.

Many owners first encounter the ARC Guidelines during Board meetings or while purchasing their condo, but it’s easy to overlook the purpose and importance of the ARC review process. Even when you know the Guidelines exist, it can be tempting to begin a project before receiving formal approval — especially if a contractor assures you they’ve “done this before” or if excitement to get started takes over.

The ARC wants owners to feel confident about the process and understand that starting work without proper ARC approval — and without required Pima County permits — often leads to delays and added expense. No one wants to undo completed work or restart a project to meet the necessary standards. The ARC is committed to providing timely responses, and while work cannot begin before approval, owners will receive updates throughout the review process.

Why does the Association require the ARC process? One of the primary goals of the ARC Guidelines is to maintain consistency throughout the community. A cohesive appearance supports curb appeal, keeps the property aesthetically pleasing, and helps protect property values. These Guidelines place the long‑term interests of the community above the preferences of any single unit.

Safety is another key consideration. Interior changes can affect neighboring units, which is why some projects require an architect’s review. In a shared building, each owner has a responsibility to ensure that improvements do not create structural or safety risks for themselves, their neighbors, or the building as a whole.

Consideration for neighbors also matters. Some projects may be noisy or require water shutoffs. Providing advance notice is a simple courtesy that prevents surprises and helps maintain goodwill within the community.

Consistency, safety, and consideration are the guiding principles of the Architectural Review Committee. Each improvement made to an individual condo is an opportunity to enhance beauty, welfare, and harmony throughout the Greens.
