Architectural Review Process 

 

Are you familiar with the Architectural Review Process for the Greens HOA? The Architectural Review Committee (ARC) consists of a Chair from the Board of Directors and several volunteer members who are also Unit Owners at the Greens. Working with the Management Team and Board of Directors, the ARC helps to guide other Unit Owners through the architectural review process as outlined in the Architectural Review Committee Procedures, Guidelines, and Standards (“the ARC Guidelines”).

While you may have heard the ARC guidelines mentioned in Board meetings or looked over them at some point during the purchase of your condo, you may not be aware of the intentions or importance of the ARC guidelines and the review process. Despite knowing there are ARC Guidelines to follow, you may feel tempted to begin your construction or installation process before the ARC gives you the go-ahead. Maybe your contractor tells you they have dealt with similar cases in the past and you don’t need ARC approval or maybe your excitement to complete the project gets the better of you.

The ARC wants to ensure owners understand that attempting to avoid any postponement by starting without proper ARC approval and proper Pima County permits (if required) will only delay the project further and could be costly. No one wants to face the consequence of undoing work and starting over again to meet the requirements. The ARC is committed to providing responses as promptly as possible. While owners may not move forward with their work prior to approval, they should feel confident that the ARC will work to provide them with a response within the shortest possible time frame and that they will receive updates regarding the status of the review process.

Why does the Association require the ARC process? To begin with, one of the main purposes of the ARC Guidelines is to ensure consistency throughout our community. The consistent look of our property contributes to the general curb appeal of our neighborhood and keeps it aesthetically pleasing, which improves property values. The Guidelines that have been established put the interests of the community as a whole above the interests of individual owners.

Beyond concerns about consistency, safety is a significant concern when the ARC receives a request to change or update the interior of a condo. Interior changes could affect other units in your building, which is why some projects require an architect’s approval. Sharing attached condos bears a responsibility to ensure any changes you make to your unit avoid posing safety risks to the structure you own, other individual units, and the building as a whole.

Lastly, consideration of our neighbors is very important. Perhaps your changes will be noisy or require an emergency water shutoff. Letting your neighbors know before you start a project that may impact them is a considerate gesture that prevents unpleasant surprises and unnecessary animosity.

Consistency, safety, and consideration are the guiding objectives of the Architectural Review Committee and we hope you will join us in attaining these aims. Each improvement to an individual condo provides an opportunity to enhance beauty, welfare, and goodwill throughout our entire community.
